New gated community to debut

Popular Hollywood Realtor heads up sales of turn-key townhome complex

With the recent opening of a luxury townhome community close to Emerald Hills, the common real estate selling term, “turn-key,” can finally carry some weight.

Realtor Lloyd Feinberg, of Coldwell Banker’s Sheridan Street office who was recognized as the best Realtor in Hollywood by Hollywood Gazette readers, is the exclusive broker for Royal Oaks Townhomes. The gated development of 69 luxury two-story, one-car garage town houses are the first new construction of its kind in the 30021 zip-code since 1988 when Emerald Oaks was built.

The Mediterranean-looking complex located at 3200 Stirling Road, is unlike any other for a number of other reasons mainly in which that there were no pre-construction sales.

Buyers will choose homes and lots that are fully built and ready for purchase. Rather than having to rely on sales literature and videos, buyers can walk into their actual living space rather than imagining it.

“There is no wondering where the sun will be hitting your living room at 2 p.m. You can come see for yourself, said Feinberg. 

 “{quotes align=right}The concept is nothing short of amazing. The developer has reinvented the purchase experience. {/quotes} This is more like a retail storefront marketing approach,” he continued.  “What you see is what you get. First come, first serve . . . choose the already complete unit you like and the lot you prefer and then we “alter” it to fit you like a glove.”

The “alteration” process Feinberg refers to is once buyers choose their already built units; they then come in and pick their paint color, marble floor, granite counter and cabinet preferences from an upscale selection.

“It’s all included in the price — amenities reserved for million dollar homes,” he explains. “There are 25 recessed high hat lighting fixtures on the first floor alone – this would be an upgrade anywhere else; here it is standard.”

Prices are level-on pricing starting in the mid 470’s to the lower 500’s. Structured to be a condo, $199 monthly maintenance fees will include the guard gate, the waterfall, pool maintenance, and homeowners insurance, which, according to Feinberg is a major obstacle in buying something in this market.

The sales literature describes Royal Oaks Townhomes development as “two-story luxury town homes offering approximately 1,700 square feet of well–designed living space. The [one] magnificently crafted floor-plan features three bed-rooms and two-and-half baths, with spacious living areas, a private one-car garage, elegant terraces and private yards with decorative wrought-iron fences. An extensive list of luxury amenities include marble flooring in the main living areas, spacious closets, gourmet kitchens with designer appliance packages, a utility room with washer and dryer and much more. Additionally, there will be a tot lot and a private pool and cabana area which will be set in a lagoon-like landscape.

How long until moving day? “With financing available right on site, the buyer can close within 30 days,” according to the sales center.

The market, which was highly saturated in the last five years with pre-construction condos and condo conversions often bought to be flipped, has slowed down dramatically.

As a result, this turn-key sales approach was established by the New York-based developers Ari Pearl and The Chetrit Group whose mission on this project was to offer a smaller high-end gated community on a site close to other exclusive north Hollywood neighborhoods with easy I-95 access.

“They have rewritten the rules of selling homes in South Florida by empowering the buyer,” said Feinberg, who says broker participation is encouraged. “We have taken out the fear factor – you are no longer buying from video screens or floor plans or a slick sales center. This developer has put his money where his mouth is and staked his local reputation on this project.” 

In addition to partnering up with Feinberg, one of Coldwell Bankers top producers internationally, the developer has also recruited an award-winning interior designer to the team to contribute yet another unique element to the project.

Interiors by Steven G, the largest design firm in South Florida, has prepared three different design packages of fully-furnished homes for buyers who really just want to ‘bring their toothbrush.’ For $30,000, which can be included in the mortgage, all home furnishings, accessories, window treatments and throw pillows to boot will be provided

The design packages are on display at on-site model homes.

“What you are about to see, you are not used to seeing . . . this is a new experience, concluded Feinberg. “The value is so incredible your jaw will hit the floor.”
